South Yarra
Start with the building, not just the apartment
In a multi-storey development, the private lot may be only one part of the buyer’s financial exposure. Review the owners corporation certificate and records for levies, insurance, maintenance plans, litigation, defect claims, cladding issues, combustible-material orders and proposed special fees.
Car parks and storage areas may be separate lots, common property or allocated by rule. Confirm exactly what transfers. Also investigate short-stay restrictions, pet rules, embedded networks, concierge costs and any lease affecting common facilities.
Terraces and converted buildings tell another story
South Yarra’s older housing can involve narrow access, shared walls, party-wall arrangements, rear laneways and heritage controls. Recent renovations should be matched against permits and approvals; visible use of a roof space or rear studio does not establish that it is lawful habitable accommodation.
The suburb spans more than one municipality, so never assume the responsible council from the suburb name. Stonnington’s South Yarra Heritage Review illustrates why current, address-specific planning searches matter.
Investment assumptions need testing
A furnished unit near transport may be marketed on rental yield, but the contract does not guarantee future rent, occupancy or short-stay use. Check the existing lease, owners corporation rules and planning position. Confirm whether furniture is included and document the inventory rather than relying on photographs.
For vacant possession, the contract and any residential rental arrangements must be consistent. A pre-signing contract review can identify settlement, tenancy and default provisions before the buyer commits.
A South Yarra due-diligence sequence
First identify the title and municipality. Then review the Section 32, owners corporation material and building history; inspect independently; confirm finance; and search current zones and overlays in VicPlan. Use the official Victorian due-diligence checklist to widen the investigation beyond legal documents.
Sellers should provide accurate parking, storage, tenancy and owners corporation information. Early preparation through our selling service helps prevent discrepancies from emerging immediately before settlement.
