Conveyancing in Reservoir – DY Conveyancing Melbourne

Reservoir

Large lots do not equal simple development sites

Buyers often see potential in an older house on a wider block, but usable development area depends on title dimensions, easements, drainage, trees, access, zoning and overlays. Existing crossovers or neighbouring townhouses do not confirm that the same outcome is available.

Darebin’s Reservoir Structure Plan information describes long-term change around the activity area. For a particular site, check VicPlan and obtain planning and survey advice.

Townhouse titles can hide shared obligations

A townhouse may be on a separate lot but still share a driveway, stormwater system, wall, services or insurance obligations. Identify common property and easements on the registered plan. If the plan has not registered, understand variation rights and the trigger for settlement.

For existing developments, review owners corporation documents even if the agent says the corporation is inactive. The owners corporation certificate guide explains what fees, insurance and liabilities may still exist.

Older improvements and drainage

Reservoir homes frequently have garages, verandahs, decks or internal alterations added over time. Ask for permits and occupancy or final inspection records where applicable. A building inspection should consider moisture and drainage rather than focusing only on cosmetic condition.

The Section 32 statement is a key disclosure document, but it does not promise that every improvement suits the buyer’s plans. Make specialist investigations before signing or bidding.

Match the contract to possession

For tenanted property, check the rental agreement, bond, notices and whether the sale is subject to the tenancy or requires vacant possession. For owner-occupied property, confirm included fixtures and any solar, alarm or appliance arrangements.

Arrange contract review, finance and inspection before auction. Sellers should gather title, permit and lease records early through our selling service.
