Conveyancing in Melbourne CBD – DY Conveyancing Melbourne
Melbourne CBD
The building can matter more than the floor plan
CBD buyers should examine owners corporation budgets, insurance, maintenance plans, special levies, defect claims, cladding information and legal disputes. Our owners corporation guide explains why the certificate alone may not reveal the full condition of a large tower.
Confirm whether car parking and storage are separate lots, common property or allocated rights. Review embedded networks, building-management agreements, short-stay rules and facilities costs. A low current levy is not automatically good value if major work is unfunded.
Off-the-plan and recently completed apartments
An off-the-plan contract may allow changes to plans, finishes, lot area and settlement timing. Sunset provisions, nomination restrictions and defect procedures require careful contract review. Finance approval obtained at signing may need renewal when the building registers.
For a completed apartment, obtain an independent inspection and ask about occupancy documentation and common-property defects. The display suite and marketing render do not form the legal specification unless incorporated into the contract.
Investment, heritage and city-use issues
Existing leases, furnished inclusions and short-stay income should be verified rather than accepted from advertising. Heritage controls can also affect older city buildings; the City of Melbourne provides current heritage and planning information.
Use VicPlan for the address and check nearby planning activity if views or construction noise matter. City of Melbourne also accepts planning and building property enquiries.
Before signing in the CBD
Review the complete contract, Section 32, plan, owners corporation records and lease; confirm lending and FIRB position where relevant; and follow the official due-diligence checklist. Sellers should reconcile title details, parking, storage and tenancy information through our selling service.
